Lag Spikes during Games?

When I play certain games, like Titanfall, Crysis 2, and BF4, I get a lag spike every 3-7 seconds that lasts maybe half a second. But enough to throw me off. Its not my internet because I carry a 40-60 ping. MY GPU is a Gtx 750TI Super clocked, so my card can handle it. And my processor is a i5-3350P Ivy Bridge, I think my processor is my problem because when I host Minecraft, Starbound, and Tunngle Servers, my computer spikes while playing, the processor had good reviews, but i don't know I built my computer myself, so I know everything else is OK, I have a SSD running Windows separately, and a 2TB hard drive that has my programs and games on it with a write/transfer speed over 200mbps. Any suggestions? I'm upgrading my processor to a i7-3770K, so hopefully I can finally play my games in piece.
